About our apartments

about our apartments

Apartments at a glance

Most of our properties are older buildings (high ceilings, stucco, etc.) that have been modernized and renovated in recent years.

We rent out the apartments renovated (with white walls, laminate flooring, cleaned, without any repairs needed, etc.).

Approximately 30% of our apartments are rented unfurnished and are furnished by tenants according to their own taste. The other 70% of the apartments are furnished and well suited for students from abroad, interns, etc.

Facilities & location

Each apartment has its own kitchen (either a kitchenette integrated into the living room or a separate kitchen) with a refrigerator, electric hotplates, and ample storage space, as well as its own bathroom (shower/toilet or bathtub/toilet).

There are plenty of bicycle parking spaces available at each building.

In the immediate vicinity of each building, there are not only a wide range of shopping facilities but also green spaces for relaxation, laundromats, swimming pools, fitness centers, etc.

Our apartments are rented out after prospective tenants have viewed them in person and submitted a complete application (by email or post).

How to rent from us

Rental terms and conditions for the apartment

When moving out, tenants must restore the apartment to its original condition, remove all signs of wear and tear caused by them during the rental period, and carry out all necessary cleaning work.

During the tenancy, each tenant is obliged to keep their apartment clean at all times and to separate and dispose of their rubbish properly. Stairwells and hallways are cleaned by cleaning staff (once a week).

When renting

If it is a flat-rate rent/gross rent including utilities: Additional costs (water, sewage, heating, building cleaning, garbage collection, etc.) are included in the rent. There are no consumption-based bills for heating costs. Costs for iNet/telephone/TV are not included in the rent. All tenants are free to choose their own provider when setting up their iNet/TV connections.

Security deposit

The deposit to be paid by each tenant at the start of the tenancy as a rental security deposit is 2 months‘ rent upon presentation of a directly enforceable guarantee from the parents (only parents who live and work in Germany can act as guarantors), and 3 months‘ rent without the above-mentioned guarantee. When renting furnished apartments, the deposit is always 3 months‘ rent.

Rental period

At least 12 months. When fixed-term leases with a duration of 2-5 years are concluded, a graduated rent is agreed upon, with the graduation amounting to 5% per year and serving to adjust for rising ancillary costs. Tenants may express their desire to extend their leases beyond the contractually agreed term, but may also terminate their leases with the statutory 3-month notice period. There are no processing/agency fees when concluding leases.

After reporting an emergency via text message (to the emergency text message number above), you must always report it to the property management company by email at the same time!

There are notices from the property management company in the residential complexes—all tenants should pay close attention to these notices!

Correspondence

As we are not always in the office and cannot always find the time to collect registered letters with return receipt (of which we are notified by post) from the post office within the specified time limits, we kindly ask you, if you do not want to or cannot communicate your concerns by email, to send us only normal letters or registered mail with return receipt, so that timely delivery is guaranteed and we can process all matters quickly.
